Edinburgh Visitor Levy
Edinburgh's Visitor Levy scheme is confirmed and live. Here's the rate, the night cap, the important dates, and exactly how a stay's levy is worked out.
Rate
5%
of eligible accommodation amount
Night cap
5 nights
per stay, maximum chargeable
Effective from
24 Jul 2026
nights on or after this date are chargeable
Last verified

Booking cutoff: 1 Oct 2025
A transitional rule: bookings made or first paid for before this date are exempt, even if the stay itself falls after 24 Jul 2026.
Who is affected
Anyone operating overnight accommodation in the Edinburgh council area is in scope from the effective date above: short-term let hosts (including single-property Airbnb/Booking.com hosts), serviced apartments, hotels, B&Bs, guesthouses, hostels and campsites. Liability is worked out night by night, so a stay that starts before the effective date and continues past it isn't simply exempt or simply chargeable — the nights before are exempt and the nights on or after are chargeable, within the same booking. It's calculated on the accommodation portion only — platform fees and genuinely optional extras are excluded, but a mandatory cleaning or changeover charge counts as accommodation.
What operators need to do
- Track eligible bookings — record accommodation amount, stay dates, booking date and VAT treatment for every reservation with a check-in in the Edinburgh area.
- Apply the night cap correctly — for stays longer than 5 nights, only a proportion of the accommodation amount is eligible, not the full stay.
- Prepare a quarterly return — Edinburgh's scheme, like others in Scotland, is expected to be filed periodically (typically quarterly). Visitor Levy Calculator prepares this return data; it does not submit it to the council on your behalf — see how it works.
Worked example
An 8-night stay in Edinburgh with a £800.00 total accommodation amount (no VAT, no cleaning fee itemised separately):
- 1. Only the first 5 of 8 nights are chargeable under the night cap.
- 2. £500.00 of the £800.00 total is eligible — pro-rated as 5⁄8 of the stay.
- 3. Levy: £500.00 × 5% = £25.00.
- 4. Provider retention (2% administrative allowance): £0.50.
- 5. Estimated net amount due to the council: £24.50.
