Visitor Levy for short-term let hosts
Not every host is on Airbnb only. If you list across Airbnb, Booking.com, a direct booking site, or take bookings by hand, the Visitor Levy applies the same way to every stay — it's a property-level and stay-level calculation, not a platform-specific one.
One calculation engine, whichever platform booked the stay
Whether a booking came through Airbnb, Booking.com, a generic spreadsheet export, or was typed in manually, it's calculated by the same engine with the same rules — the accommodation amount, the check-in/check-out dates, and the property's council determine the figure, not which platform the booking arrived through. That means a return built from three different platforms' exports still adds up consistently.
Property-level configuration
Each property you add has its own settings: whether it's VAT-registered (and at what rate, if so), its council area (so the correct scheme is matched automatically), and its default currency. Get these right once per property and every booking calculated against it inherits them correctly — you don't re-enter VAT status or council per booking.
If a property's council can't be matched automatically from a free-text area you've entered, you can set it directly — this matters, because a booking whose property has no resolvable council is flagged for review rather than silently treated as exempt.
Import from wherever your bookings live
Import an Airbnb or Booking.com export, a generic CSV/XLSX from another system, or add bookings one by one. Source detection recognises Airbnb and Booking.com export formats automatically and suggests a column mapping; anything else is treated as a generic import you map yourself. Nothing beyond sanitised dates, amounts and currency ever leaves your browser during import.
The first property is free
Short-term let hosts get their first property free, no card required — the free calculator alongside it lets you check a single stay's figure without an account at all. Additional properties are billed per property, month to month, only once you go beyond the free entitlement.
